Apply to the Studierendenwerk the same day you receive your admission. In big cities the waiting list can be longer than a semester. You can always cancel if you find a WG first.

What are the steps?

  1. Apply to the Studierendenwerk of your university city, online, as soon as you are admitted.
  2. Create a WG-Gesucht profile. Write a short, friendly text, in German if you can (a translation tool is fine). Say what you study, when you arrive and that you can pay the deposit.
  3. Join city housing groups. Facebook groups and university groups often have sublets that are not listed elsewhere.
  4. Book temporary housing for your first 2 to 4 weeks, so you can view rooms in person.
  5. Sign the lease (Mietvertrag) and pay the deposit only after you have seen the room or verified the landlord.
  6. Get the landlord confirmation (Wohnungsgeberbestätigung) and register your address at the Bürgeramt within 2 weeks of moving in.

What hidden costs should I plan for?

  • Deposit (Kaution): by law at most 3 months' cold rent. You get it back after you move out, minus any damage.
  • Cold vs warm rent: "Kaltmiete" excludes heating and utilities, "Warmmiete" includes them. Always ask which one is advertised.
  • Internet: often included in a WG. If not, contracts can run for 24 months.
  • Broadcasting fee (Rundfunkbeitrag): €18.36 a month per flat, shared between flatmates.
  • Furniture: many WG rooms and some residences are unfurnished.
  • Late registration: not registering your address within 2 weeks can lead to a fine of up to €1,000.

Why does the address registration (Anmeldung) matter?

After you register, you get a registration certificate (Meldebescheinigung). You need it for many next steps: your tax ID arrives by post, opening a bank account is easier, and the foreigners' office will ask for it for your residence permit. Make sure your landlord or main tenant will give you the Wohnungsgeberbestätigung. Without it you cannot register.

How do I avoid housing scams?

Caution

Never send money before you have seen the room, in person or by live video, and checked that the person is the landlord or main tenant. Be suspicious of a landlord who is "abroad", wants payment by money transfer services, or offers a cheap central flat with no viewing.

Other warning signs: pressure to pay at once, no written contract, and a price far below the city's usual rent.

What mistakes do students make?

  • Waiting for the visa before looking. By then the cheap rooms are gone.
  • Searching only in English. A short message in German gets more replies.
  • Forgetting the Anmeldung. Many later steps depend on it.
  • Paying before viewing. The most common way students lose money.
  • Choosing an expensive city without a budget. €992 a month does not cover a typical Munich WG room plus living costs.
